Why a Loan Against Property?
A loan against property (LAP) lets you borrow against a house, flat or commercial property you already own, while you keep using it. Because the loan is secured, it usually carries a lower rate and a longer tenure than an unsecured personal or business loan. How Much Can You Borrow?
Lenders look at two limits and give you the lower of the two:
- Loan-to-value (LTV). A percentage of the property's market value as assessed by the lender's valuer. For LAP it is typically well below 100%, often somewhere around half to two-thirds of the value. Residential property usually gets a higher LTV than commercial property.
- Your repayment capacity. Your income, existing EMIs and the proposed tenure determine the EMI a lender will allow.

Property Papers Lenders Ask For in Andhra Pradesh
The property is the lender's security, so the legal check is thorough. Expect to be asked for:
- Registered sale deed and the link documents showing the chain of ownership over several years.
- Encumbrance certificate (EC) for the period the lender specifies, showing no other loans or claims on the property.
- Approved building plan and layout approval. In the Vijayawada–Guntur region this may involve the municipal corporation or APCRDA; in Visakhapatnam, GVMC or VMRDA, depending on location.
- Latest property tax receipts and, where relevant, electricity bills in the owner's name.
- Occupancy or completion certificate for newer buildings, where applicable.
- For flats: the builder or association NOC if requested.
Properties in unapproved layouts, those with plan deviations, properties with unclear inheritance (for example, a missing legal-heir certificate after an owner's death), and agricultural land are the most common reasons a LAP application is delayed or declined. Sorting these out before you apply saves weeks.
Documents About You
- KYC for all applicants and co-owners (every owner of the property usually has to be a co-applicant).
- Self-employed: ITRs for the last two to three years, profit and loss statement and balance sheet, GST returns if applicable, and business bank statements.
- Salaried: recent salary slips, Form 16 and salary account statements.
- Details of existing loans and a clean repayment history. Check your credit score first.
What Affects Your Rate and Approval
- Type of property. Self-occupied residential property is generally viewed most favourably.
- Income stability and documentation. Consistent, well-documented income gets better terms.
- Credit history. Late payments or high card utilisation raise the rate or reduce the amount.
- End use. Some lenders price business-use LAP differently from personal use.
- Tenure. Longer tenure lowers the EMI but increases total interest.
The Process
- Eligibility check based on income and a rough property value.
- Application and documents, including the full property file.
- Legal and technical verification. The lender's lawyer checks the title; the valuer inspects the property.
- Sanction, with the final amount, rate, tenure and charges in writing.
- Mortgage creation and disbursal. The original documents are deposited with the lender and the loan is paid out.
Read the sanction letter carefully for processing fees, legal and valuation charges, and any part-prepayment or foreclosure terms before you sign.
